Coverage expenditure

 

I am owner of an apartment attic to exclusive use, having some problems on the coverage of the condominium, in case of restoration the due expenses must be divide among all the condominiums or are of my competence?

The obligation to handle the reparation or reconstruction of the solar pavement, even if attributed in exclusive use or of ownership that has function of coverage of the building it burdens on all the condominiums, with division of the expenses according to the criterions of which to the article 1126 of the civil Code.

Balconies manteinance

 

Parapets of the balconies of my condominium must have submitted to intervention of ordinary maintenance, how the expenses must be divided among the various condominiums kept in mind that some condominiums don't have balcony?

Generally the required expenses to the restoration of the external coverings of the walls of enclosure of the terraces and the balconies of exclusive ownership, set that such elements are integral part of the common ownership, are, indifferently from the quota of possession, in proportional measure of all the condominiums.

Centralized heating

 

In the case in which I decide to detach from the centralized heating is held to pay it equally?

Absolutely Yes even if in measure "reduced." In fact, despite the lack of the radiators, the apartment profits in a certain measure of the existence of the heating plant in the building however, since, being all the heated plans,  in every case to it receives heat for the presence in the walls of the pipelines of the plant.
